Invitation to Our Quarterly HOA Meeting – April 29, 2025
Dear Northshire III Neighbors,
It’s that time again—our quarterly HOA meeting is just around the corner, and we’d love to see you there.
Please join us on Tuesday, April 29, 2025, at the Northshire 1&2 Clubhouse for an evening of community connection. We’ll kick things off at 6:00 PM with a meet and greet potluck, so bring a dish to share and enjoy good conversation with fellow neighbors. Then, at 7:00 PM, we’ll begin the HOA meeting, where we’ll discuss neighborhood updates, upcoming initiatives, and any concerns you may have.
Your input is invaluable, and this is a great opportunity to stay informed, voice your ideas, and help shape the future of our community. Whether you’re a longtime resident or new to the neighborhood, we encourage you to attend.
We look forward to seeing you there!

Message from Rick Swanson, BOD President
We wish to remind you of our light dinner gathering and general HOA meeting this evening starting at 6 p.m. for the dinner and then a short (first quarter) general meeting will start promptly at 7 p.m.
Dinner is sponsored by our State Representative and BOD member, Charles Cunningham along with Linda (my wife) and myself at no cost to our association.
Tonight's menu: Delicious warm chilli with rice, cornbread and Linda's famous cookies that everyone seems to enjoy.
We (the BOD) simply believe this is a good way to start the new year getting to know our neighbors as so many new neighbors have made Northshire section 3 their home.
The dinner will be followed by a short general meeting promptly at 7 p.m. and will not last very long we promise.
We sincerely hope to visit with you this evening starting at 6 p.m..
Warm regards,
Rick Swanson

UPDATE on the Annual NS3 HOA meeting
Our annual meeting on Wed Nov 13th, 2024, was very well attended yet for those of you that could not attend, here is a brief update.
The meeting came to order promptly at 7:02 P.M. with Board member Charles Cunningham presiding.
We spent time honoring our President of 14 years Larry Bruns as he has developed some concerning health issues. His wife Myra Bruns accepted a plaque expressing our deepest appreciation for his many years of compassionate caring for our community. Please consider sending your own notes of appreciation and prayers for his restored good health. His email address is ltbruns@comcast.net.
Financials were discussed with the Board voting NOT to increase dues to the membership this year as our balance sheet is very healthy and our projected budget deficit is minimal.
Numerous questions and answers on various topics such as traffic concerns on Westminster and various city ordinances that the association can benefit from. In attendance were City Council representatives, Mayor Protem Bruce Davidson and Council Member Mike Marshall both offered valuable insight and encouragement into solutions to some of our issues.
We also had our annual election and the two Board positions were filled and sworn in by Rick Swanson (incumbent) and newly elected Board member Simona Rice. Alternate Board members elected by descending vote count were Billy Staggs, Bernd Grons and Tera Daniels (noted Bernd Grons graciously yielded his alternate position to Tera Daniels).
The existing BOD then selected Billy Staggs (first alternate position) to fill the vacancy created by the resignation of Larry Bruns and will fulfill his term as BOD member.
The completed BOD of five members then selected Rick Swanson as the new President of our HOA with Charles Cunningham as Vice President and Simona Rice as our HOA Secretary. IMC will remain our management company and registered agent of record with the Texas Secretary of State. Executive meeting adjourned at 9:14 P.M.
